BOARD OF DIRECTORS MEETING MINUTES
February 9, 2005

Frank Dean called the meeting to order at 7:03 p.m. via teleconference.

Attendees:

Frank Dean, Gene Miesse, Anne Giannelli, George Hanks, Louie Napoli & Bob Siskind.

Board members absent:

Marci LaRue

Reading and approval of the 1/15/2005 CDS Board meeting minutes:

Motion:
A motion to waive reading and approve the minutes from the 1/15/2005 board meeting was made by Bob Siskind and seconded.
The motion passed unanimously.

Review of Financial Results:

Frank Dean covered the financials provided by Margie Rus (Mann Properties) which confirmed the Checking, Savings and Accounts Receivable account balances: Checking - $65,240, Savings – $98,784 & A/R - $14,395.

Canal Side Repairs/Maintenance Project:

Frank Dean advised that he had spoken with Walt Smelter (C/W Building Services) and Walt advised that no work had been started but as soon as the weather improves he is ready to proceed.

Roof Assessment:

No update from Pete Miller (4th Street Design).

Owner Requests:

1. Unit #706 (Freeman) – Request $1,500.00 reimbursement for 1 sliding door that did not have to be replaced.
Verified with Walt Smelters records. Payment approved. Margie Rus (Mann Properties) will have check issued.
2. Unit #662 (Rao) – Request reimbursement for 2 sliding doors and 2 windows. Walt Smelters records shows the 2 sliding doors did not have to be replaced but the windows did have to be replaced. Frank Dean will contact Walt to verify whether or not the windows were replaced. No action to be taken until the records are verified.

Old Business:

It was noted that the membership update letter that was supposed to be distributed with the 1/15/2005 board meeting minutes, did not make the distribution. Frank Dean will follow up with Margie Rus (Mann Properties).

New Business:

Numerous water problems due to broken pipes because of the freezing weather have been reported. Broken pipes due to freezing is a unit owner responsibility. Units should be properly drained down or sufficient heat kept on to prevent freezing. Bob Siskind and Louie Napoli will prepare a procedure on how to drain down the water lines and other preventative measures to eliminate this costly problem. The procedure will be distributed as soon as possible.

Next Board Meeting:

The next board meeting is scheduled for Wednesday March 9th, 2005 at 7:00 pm via teleconference.
